Goodman (ASX: GMG), a global provider of essential infrastructure has officially opened Goodman Avenida dos Estados, its newest last mile development in Brazil. Located in Santo André, in the ABC Paulista region. The R$ 360 million project stands as a landmark of urban development, sustainability, and historical heritage preservation.

With more than 60,000 m² of space – equivalent to six soccer fields – the logistics centre was designed to serve companies in the e-commerce, consumer goods, logistics, pharmaceutical, and high value-added products sectors, providing high operational efficiency for fast deliveries in large urban centres. Built on the site of the former Rhodia chemical plant, the project reinforces Goodman’s commitment to urban revitalisation and environmental responsibility. During construction, 370,000 m³ of soil was moved, and 100,000 m³ of contaminated soil was removed, enabling environmental safety for the region.

“We transformed a decommissioned industrial area into a modern development integrated with the community. By preserving the heritage-listed buildings and creating the Rhodia Memorial, we reinforce our commitment to the community’s history and its economic future,” highlights Edith Bertoletti, Executive Director of Goodman.

More than just a new asset, Goodman Avenida dos Estados serves as a national benchmark in urban logistics centres, repositioning Santo André as a strategic point for last mile operations. Implemented in a historic and densely urbanised area, the development transforms a former industrial hub into a modern, intelligent, and high-capacity logistics centre, contributing to regional economic growth and positioning Santo André as a showcase for innovation in the ABC region and throughout Brazil.

Sustainability and international certification

The facility is pursuing LEED Platinum certification and incorporates solutions such as a white roof, 100% LED lighting, infrastructure for electric vehicles, planting of over 4,000 native Atlantic Forest trees on-site, and roof preparation for a 6.5 MW photovoltaic solar power plant, to support future automation systems.

“We are strengthening Greater São Paulo’s logistics infrastructure by creating a space prepared for the most demanding operational needs – from e-commerce to pharmaceuticals – and aligned with the highest international certification standards,” added Edith.

Historical preservation and local culture

Two municipal heritage-listed buildings (COMDEPHAAPASA), were restored with technical rigor and in strict accordance with the guidelines of the municipal agency and the original architectural characteristics. They form the Rhodia Memorial, preserving the region’s industrial and cultural legacy. Goodman also gifted Santo André a 600-meter-long mural, by international artist Mari Pavanelli, symbolising integration between innovation and community.

“Goodman arrived in Santo André to not only advance the region economically, but also with great respect for the site and for its past use. The wall is not just a physical boundary – it represents the integration we seek between our developments and the community,” said Edith.

“This project shows how urban development can be carried out with environmental responsibility, innovation, and deep respect for local history,” Edith concluded.

The inauguration event for Goodman Avenida dos Estados was attended by the State Secretary for Economic Development, Jorge Lima, the Mayor of Santo André, Gilvan Ferreira, representatives from state and municipal governments, as well as clients and partners.
