With one third of the world’s cars currently equipped with Clarios-made batteries, Clarios (formerly Johnson Controls Power Solutions), is entering a new phase of growth with its move to Goodman Mladá Boleslav Logistics Centre.

Since Mladá Boleslav is the automotive hub of the Czech Republic, and one of the leading car industry centres in Europe, Goodman Mladá Boleslav Logistics Centre was a clear front-runner for Clarios in its efforts to expand its operations in the CEE market.

Clarios has leased a completely new, modern, Class A logistics facility, comprising 22,100 sqm warehouse and 1,300 sqm office space to facilitate this growth. Both Clarios and Goodman place high value on sustainability and energy efficiency, and this is reflected in the facility being the first of its kind in the Czech Republic to be registered with LEED v4 certification.

Tailored to Clarios’ specific needs

Taking into account the nature of the stored goods and substances, Clarios invited the reputable insurance company FM Global to participate in the design, providing for the HPR (highly protected risk) level of protection including fire walls rated for 3-hour resistance. The building also complies with TAPA (Transported Asset Protection Association) standards, ensuring the highest level of storage security.

The LEED v4 certification guarantees that the project meets the highest sustainability and environmental requirements. Goodman employed smart energy flow simulation during the design and construction phase to enable a projected reduction in energy operating costs of 36.5% compared to a standard building. In addition, drinking water consumption is projected to be 50% lower, and rainwater may cover 100 % of toilet flushing in a period of standard rainfall.

Automotive logistics hotspot

Upon completion of the new building for Clarios, Goodman Mladá Boleslav Logistics Centre is 100% occupied. The property is located in Central Bohemia, the country’s largest region with ca. 2 million inhabitants, located approximately 50 km north of the capital of Prague. The logistics park benefits from access to the E65 (R10) motorway, only 2 km from the park, which connects the city with both Prague and the German border. The logistics centre is situated in a special industrial zone adjacent to the Škoda Auto main production plant.

Since 2012, four buildings with a total area of 60,000 sqm have been leased to automotive customers by Goodman in its Mladá Boleslav Logistics Centre, including Škoda Auto and SAS Automotive.

The process of negotiations between Goodman and Clarion was facilitated by industrial real estate experts from CBRE.
