Strong demand signalled for Goodman’s logistics centre in the Port of Hamburg now fully let off-plan

Goodman has pre let the Hamburg III Logistics Centre at Moorburger Bogen in the Port of Hamburg to two big-name customers. Logistics service provider B+S will be taking over 12,000 sqm of the new facility on the southern Elbe on 1 August 2018, while Kühne + Nagel will occupy 23,000 sqm. Goodman’s concept of building on spec at key logistics locations throughout Germany is paying off in the Hanseatic city with increasing customer demand for the space. The new logistics centre is already the property group’s fourth major project in the region.

With a total area of 35,000 sqm, the Hamburg III Logistics Centre highlights Goodman’s strategy of developing properties in such a way that they can be used flexibly to suit the needs of clients in every industry. Like most of the space developed by Goodman in Germany, this project in the Port of Hamburg is also a brownfield conversion. The quality of the logistics complex is emphasised by lofty hall heights of up to 12 m and the light strips in the mezzanine areas.

Christof Prange, Goodman Germany’s Head of Business Development, explains: “Given that all customers are pursuing different objectives with their logistics properties, the best results are achieved if the buildings can be easily adapted to meet the individual needs of each customer. Businesses are asking for logistics facilities at short notice. We are actively responding by developing properties on a speculative basis, utilising our lengthy experience in building large-scale logistics complexes. That is why big-name businesses rely on our expertise.”

Moorburger Bogen: a key logistics hub

Moorburger Bogen, where Goodman last year started to build the property that it has now let, is a key logistics hub. B+S GmbH Logistik und Dienstleistungen and Kühne + Nagel both benefit there from excellent links with the A7 and A1 motorways and easy access to the Altenwerder, Burchardkai and Eurokai container terminals, around eight kilometres away. The 12,000 sqm logistics space will largely be used for contract logistics and e-commerce fulfilment. B+S has thus expanded its logistics space in Hamburg to 33,000 sqm.

For its part Kühne + Nagel is renting a space at the Moorburger Bogen which the world-leading logistics service provider is using for warehousing and distributing its customers’ goods. Kühne + Nagel is already renting 14 properties from the Goodman portfolio, 12 of which are in Europe. Two of these properties are in Hamburg.

Employees of Goodman’s two prestigious clients will have over 120 parking spaces. Thanks to its high sustainability standard, once completed the property will be awarded gold certification by the German Sustainable Building Council (DGNB).
