Goodman Australia Industrial Fund is Australia’s largest unlisted property trust, investing in quality industrial property and business space across Australia. Established in December 2005, the Fund is focused on market leading returns and gives investors a high-quality, geographically diverse portfolio secured by strong lease covenants. GAIF”s strategy is to invest in high quality industrial assets in strategic locations with access to major transport and infrastructure in Australia, focused on the Eastern seaboard.
The GAIF portfolio consists of 116 industrial and office space properties valued at $6.18 billion. The Fund provides the significant advantage of scale, diversification and flexibility to provide a seamless solution for customers.
GAIF has a strong partnership approach with its global investor base providing $3.7bn in equity commitments to the fund. Its scale and diversity have also extended to a deep and differentiated / flexible debt platform across major banks, debt capital markets and private placement markets.
GAIF services a diverse portfolio of customers across a range of industries featuring; consumer goods, e-commerce, automotive, logistics, manufacturing and IT. Major customers include Toll IPEC, Wesfarmers, Linfox, Metcash, Coca Cola Amatil, DHL and Woolworths.
The Fund’s proactive approach to development has provided on average $200m of new prime logistics product per annum over the past 5 years. Combined with the Goodman Groups market presence, GAIF has secured key off-market acquisitions to complement its portfolio. These factors are expected to deliver superior income and capital returns to Securityholders over the long term.
